Nationally, active adult communities, age-restricted rental properties built around low-maintenance living and lifestyle amenities, are running near record occupancy, close to 92 to 93 percent according to industry data from the National Investment Center for Seniors Housing & Care. Analysts point to a clear driver: more older adults are ready to trade home upkeep for a simpler, more socially connected way of life.

In Smith County, adults 65 and older already make up about 18 percent of the population, a higher share than both the Texas and national averages, and that number keeps climbing.
Many of those residents live in or near Tyler, where housing costs have risen in recent years. That's prompted more retirees to look at smaller nearby communities like Lindale for a more affordable, closer-knit alternative, without giving up easy access to everything Tyler offers.
